The Future of Flex

Industry Insights from Instant Group released their annual report into The Future of Flex at the end of 2022. Here are our takeaways from the report and how One Hub, as flex space providers ourselves, shape up going into 2023.

The report surveyed Shared Workspace Operators from around the world during the months of July 2022 and September 2022. It found that occupancy rates in flexible workspaces in London are on the rise. 55% of spaces have seen occupancy rates of 80% or above. “Contractual occupancy in highly sought-after spaces have recovered above pre-pandemic levels.”   Industry Insights state that this is a sign that there is a confidence in Companies to return to the office.  

96% of operators indicated they have seen changes in the way their workspaces are being utilised by their clients. “The Pandemic has caused a tectonic shift in where, when and how we work”.

How are Clients using Flexible Workspace?

  • Changes in the hours and days that the space is being used.
  • Changes in team size.
  • Increased usage of private offices.
  • Increased usage of meeting rooms and collaboration spaces.

How have One Hub reacted to these changes?

  • We are now offering new types of Memberships including Day Passes and Business Lounge Memberships for those that are occasional occupiers wanting to “drop-in” to use the space.
  • We have varying types of workspaces from desk hire to serviced offices from 1 person – 15 people. The variety of sizes of these workspaces’ mean that you and your team can flex up or down depending on your team size.
  • One Hub has expanded, aswell as HotDesk and Fixed Desk options we now have 14 brand new dedicated, fully furnished private serviced offices.
  • We now have 3 on-site meeting rooms, 2 of which can be hired out externally. All are furnished and can accommodate anywhere from 4 – 30 people depending on the room layout. 17% of UK operators are looking to invest in meeting room video enablement. We have smart TV’s in our conference rooms to enable high quality video conferencing for our meeting room Users.

One of the main innovations in technology that operators plan to introduce in the next 12 months includes online booking platforms. This is seen as essential for the future of flex space and One Hub are currently working on an online meeting room booking process for external customers and are implementing an online booking tool for Members.

Industry reports such as these give us and our service users a unique insight into the flex space industry and act as a guideline for us to work towards as we grow and become a trusted and high quality workspace provider.
